Congratulations on the house!. And thank you for posting your retro saying that you don't skip the server's tip (or lower it) when service isn't up to expectations. Having worked as a server while in college, I know that the work is hard and thankless, and there are many variables that go into good and bad service. I wonder how people would like it if every time they made a mistake at work, their pay was docked. If you're really not satisfied with the service, the best practice is to talk to a manager - restaurant management ALWAYS want to know if you're unhappy.

The tip article is great. It's mirrors my thoughts on tipping pretty well. Especially the minimum baseline for tips of 10%.

Brickkickers do a good job on inspections in Midwest. They'll do all the normal stuff and you can pay extra for a radon test. The guy out of the Des Moines area has a thermal imager that can scan for cold/hot spots and mold.

Oh, and having just bought our house in March, I might offer another word of advice. We had a visit from a flying, mammalian friend last night. Might want to ask the pest inspector if they check for bats. They don't do a lot of physical damage, but it would be worth it to prevent the hysteria produced in other family members...
